  1. Look at as many homes as possible. This way you will know when the right one comes along.

  1. Don’t be afraid to make a lower offer if you think a home is overpriced or out of your price range. You never know what could happen.

  1. As soon as your offer is accepted you need to book an inspection, talk to your banker and check out insurance.

  1. Hire a good inspector. You want someone knowledgeable and reasonable. No home is perfect and you don’t want to lose a home over something trivial.

  1. After all subjects are removed you should choose a lawyer or notary, arrange insurance and find a moving company.

  1. Make sure your contract includes, in writing, anything extra such as appliances, blinds, and window coverings.

  1. Make sure the dates will work for you. You don’t want any legal or move-in problems.

  1. If you have a home to sell, have a good realtor give you a market analysis so you have a better idea of what your home is worth. A good realtor will also provide you with tips on how to get the most money for your home. You want to be ready to list if you find a home you like.

  1. Hire a great realtor – someone who knows the area, has a great system of finding homes, and knows how to negotiate a great deal. Remember, a realtor doesn’t cost you anything when you are buying.
